Attic Air Sealing in South Jersey

Insulation slows heat, but it doesn't stop air. Gaps around lights, pipes, wiring, chimneys and the attic hatch let your heated and cooled air leak straight into the attic. We find them and seal them.

The process

How we air seal an attic

  1. 01

    Find the leaks

We check wall top plates, recessed lights, plumbing and wiring holes, chases, the chimney and the hatch.

  2. 02

    Seal the small gaps

Holes and cracks are sealed with foam and caulk.

  3. 03

    Block the big openings

Larger openings and chases are covered with rigid board, using fire-rated materials around chimneys and flues.

  4. 04

    Seal the hatch

The attic hatch gets weatherstripping and insulation so it stops leaking.

  5. 05

    Insulate over the top

New insulation goes back over the sealed attic floor.

The difference

Why air sealing comes first

  • Often the biggest comfort gain for the money
  • Cuts drafts and dust coming from the attic
  • Helps your insulation perform as rated
  • Easiest to do right when the attic is open or empty

Questions

Attic Air Sealing: common questions

Why air seal before insulating?

Insulation slows heat moving through it, but it does not stop air. Sealing the gaps first is usually where the biggest comfort and energy gains come from.

Do I need air sealing if my insulation looks fine?

Often, yes. Gaps around lights, wiring and the hatch are common even under thick insulation. The inspection checks for them.

How long does air sealing take?

It's usually part of a one- to two-day attic job, done before new insulation goes in.

How much does air sealing cost?

It depends on the size of the attic and how many gaps there are. After the free inspection you get a written price for each option.
